As a private, planned community, Consejo Shores maintains its distinct character through our Community Agreements. These essential guidelines govern all development within the community's Relevant Developed Area, ensuring we preserve and enhance the neighborhood's overall quality, value, and integrity for all property owners.

Download and review the Consejo Shores Community Agreements. These include your construction procedures and protocols.

Prepare architectural plans in accordance with these Agreements.

Complete the RHUF Calculation page, including all square footage “under roof”- house, garage, porches, guest unit, plus carports, pools, fences, and pier.

Submit all Community Agreements to CSPRTL; pay any fees due.

Design & Site Standards
-
Boundary Monuments: Before any work, verify all boundary survey monuments on the parcel.

Setbacks: Minimum 10 ft from front, sides, and rear boundaries, including well, septic, and leach lines.

Waterfront Rule: No structures on the 66 ft Government Reserve (Queen’s Land).

Water: Water supply is the property owner's responsibility. All property owners should include rainwater harvesting cisterns/water containment systems in their construction plans. Drilling individual wells, as an auxiliary water source, is also an option.

Site Sanitation: Provide a temporary toilet with a water supply during construction.

Materials & Crew: Store materials on your parcel only; no storage on neighbor’s lot, road, or seafront reserve. Workers should remain on the job site except when arriving/leaving.

Housekeeping: Keep the site clean and safe. Remove garbage to the Corozal dump on an ongoing basis.

ROW: No trees/fences/sheds/driveways on the right-of-way road without written CSL consent; ROW trenching needs prior consent + full restoration. Expect additional touch‑up as soil settles for up to nine months.

Guest Units: Approved by the CBA for residential use only.

Merging Parcels: If you own adjoining parcels and wish to build across the shared setback area, the parcels must be merged into a single parcel prior to the submission of architectural plans to CBA.
