June 2009—Procedures for
Building Construction
All buildings are to be built in conformity with Protective Covenants:
1. Architectural Plans with a siting plan must be approved by C.S.L prior to start of
construction. This is mainly to avoid obvious pitfalls and local factors. One signed copy is to be retained by C.S.L
2. A road damage wear and tear fee is to be paid to the
Road Maintenance Fund before start of construction. The fee for buildings, cisterns and septic tanks is calculated in Bz$ as square footage x 0.2, and for seawalls, land fill and beach extensions, the fee in Bz$ as cubic footage x 0.30.
3. Before starting building construction, the septic tank and temporary toilet must be built for use during construction.
4.Before starting construction of building - the H.V. construction reinbursement of US$3,000 must have been paid to C.S.L
5.Keep construction site clean & tidy at all times for looks and safety of workers.
No trespassing on adjoining lots, road allowances or seafront 66 ft reserve.
There must be a garbage container on property, contents to be continually removed to the Corozal dump.
6. All building materials must be only on owner’s property, not neighbor’s
property or road, and for security reasons – all workers must stay on the
building site property except when traveling to or from work.
7. Water pressure systems are not to pump directly from Consejo Shores
system. The piped water systems may only be permitted to enter under its own
pressure into a holding tank, to be re-pressurized by the user.
8.During construction of building, the payment of water is BZ.$65.00 per month.
Consequence of non-conformity – can be closing down of construction.
